Making bookings
Once you have chosen your accommodation and availability has been confirmed for your required dates, you must send an email of confirmation to Portugal Breakaways including the names of all people in your party occupying the accommodation. The Booking Form should include the names of all persons who form the “party”, along with a passport copy of the lead person and a document, such as a utility bill or driving license, which proves the address of the lead person (renter). If you cancel or make changes to your booking later on, you may have to pay an amendment charge. Acceptance of the terms and conditions by the lead person making the booking with Portugal Breakaways will constitute the acceptance of these terms and conditions by the whole party. We reserve the right to refuse your booking.

In order to confirm your reservation, a non-refundable deposit 30% of the total accommodation cost must be paid. This can be done by bank transfer or via PayPal (Payments by debit card or credit card via PayPal will incur a 3.5% surcharge for EU countries and 4% if paid from the USA, Canada or Australia). Portugal Breakaways does not accept credit card payments. If your holiday is within four weeks of the booking date the full amount is due upon booking. Your deposit payment must be received within seven days of booking, and a rental agreement will then be emailed to you. If payment is not received within seven days, your booking dates will be released. Balance payments are due four weeks before your arrival date. If the balance of payment is not made on time, Portugal Breakaways reserves the right to cancel the booking and withhold the deposit amount as well as applying appropriate cancellation charges (see section covering cancellation).

Rates quoted are in Euros. These may change any time and we reserve the right to amend these prices. You will be advised of the current price at the time of booking. Prices will not be changed once payment has been made to Portugal Breakaways. Weekly rental prices are inclusive of maid service, gas, water and electricity charges unless otherwise advised to you on the initial booking information.

Information on our website
We regularly review and update the information on our website to maintain accuracy. The accommodation descriptions are intended to reflect the facilities available in the accommodation as well as the local area. It may be that, occasionally, new or alternative furniture may have been installed that is different to that shown in photographs. We will inform you if any significant changes should take place within the property. Our prices may be altered at any time but not after you have booked your holiday and received confirmation of the price. All of the properties conform to the Portuguese standards for rental licensing.

Occupants of the property
Under Portuguese tourism regulations, your property may only be occupied by the exact number of people you named at the time of making the booking, even if the property is not occupied to its maximum. The maximum occupancy for our properties is shown on our web site but there may be restrictions on the number of adults. If you wish to add additional people to your booking for part or all of your duration, this can be done upon payment of the appropriate amount. Any changes to the identity, age and number of clients, can only occur if previously communicated and approved by the Property Managing Agent (Portugal Breakaways). Please note only specific properties will accept groups of young adults (less than 21 years).

Cancellation policy
If you wish to cancel your booking after it has been confirmed and a deposit paid, this must be done in writing. All deposits are automatically forfeited should a booking be cancelled. There is a scale of cancellation charges thereafter, which are applicable from the date we receive your instruction to cancel:

  • If cancelled or modified up to 30 days before arrival: Loss of Deposit.
  • If cancelled or modified 14 to 29 Days before arrival: 75% of the total price of the reservation will be charged.
  • If cancelled or modified up to 13 days before arrival: 100% of the total price of the reservation will be charged.
  • In case of no-show, the total price of the reservation will be charged. An administration fee will be charged on all refunds.

If we cancel your holiday
There may be circumstances that are unforeseen and beyond our control where we have to cancel your accommodation booking. In these highly unlikely circumstances Portugal Breakaways will endeavour to provide alternative accommodation of a similar standard or will refund all money paid by you to us.

Damage deposit
A damage deposit is required for all Portugal Breakaways properties. This is due at the time you pay the final balance. In some circumstances this can also be paid upon arrival at your holiday accommodation in cash. The deposit is to cover any damage that may be caused to the property whilst you are in occupancy, or to cover any unpaid services that you may have used. In the likely event that all is as expected, your deposit will be returned to you within two weeks of your departure. The amount of the deposits varies from property to property and you will be advised the amount to be paid during the booking process.

Holiday insurance
We cannot stress highly enough the importance of having adequate insurance cover to protect you for any costs or losses before you travel as well as during your holiday. In the event of flight disruptions or cancellations, Portugal Breakaways will endeavour to amend your reservation but is not responsible for accommodating guests on alternative dates other than those originally booked. Portugal Breakaways does not sell or check insurance policies.

Travel documents
It is important that you check well in advance of travelling that your passports and any other travel documents are valid and applicable for entering Portugal. This is especially important if you are not a citizen of a European Union member state as you may require a visa to enter Portugal. It is also important to check regulations regarding minors travelling without one or both of their parents or legal guardians. In the UK you can check travel regulations through Post Offices, the Foreign Office website or the website of the Portuguese Embassy in London. Portugal Breakaways cannot accept any responsibility if you are unable to travel to due to irregularities with your passport or travel documents.

Non smoking
All Portugal Breakaways properties are non – smoking. Smoking inside any of our properties or disposing of cigarette butts and ash in bins inside the properties will result in extra cleaning charges, which will be deducted from the security deposit.

Pets are not allowed in any property under any circumstances.

How to get there
If you plan to make your own independent arrangements for getting to your accommodation from the airport, please let us know before you travel and we will send you written directions for driving from Faro airport. GPS locators may also be available, please ask us about these when booking.

When to get there
Accommodation must of course be cleaned and prepared for your arrival after the departure of previous guests. Normal check in time for apartments and villas with Portugal Breakaways is 4pm. If your arrangements mean that you will arrive earlier, in most circumstances luggage can be left at the property whilst cleaning services are completed. Check out time on your departure day is 11am.

Cleaning services
Details of the frequency of cleaning services will be included with your booking confirmation. Cleaning services generally exclude washing up, personal laundry or ironing. These services may be arranged locally for a fee. For reasons of hygiene, and to avoid attracting pests such as ants, it is important that you dispose of household rubbish, especially food remnants, as often as possible, and minimally once a day. Cleaning products can be purchased from the local supermarket. Cleaning Services are not normally provided on public holidays.

Maintenance staff such as gardeners and pool technicians will visit on a regular basis to ensure that these areas of the property are kept in proper condition throughout the season for guests and owners alike. There may be other maintenance or repairs to be undertaken occasionally. Your co-operation in allowing maintenance and servicing staff access to the grounds will be appreciated.

Most properties offer television, with Portuguese channels that often feature British or American films with English subtitles. Many properties provide satellite or cable channels but not subscription channels such as Sky Sports or UK free-to-air channels. We are unable to guarantee that any specific channels will be provided. If your property description indicates that there is a DVD or CD player, this excludes discs.

Air conditioning
It will be stated on the property information page if your accommodation has air conditioning and if this is included in the price or subject to a locally paid weekly rate.

Water and electricity
In the summer time, Portugal has very limited rainfall, which means that occasionally there can be water shortages. If there should happen to be a cut in the water supply it is likely to be only for a short time. It is probable that the hot water in your property is solar powered with automatic, thermostatically controlled back-up. Similarly, there may be occasional, brief power cuts in the locality. Sometimes use of multiple appliances at the same time may overload the system.

Swimming Pools
All Portugal Breakaways properties feature a swimming pool, either for private use in a villa, or for shared use in apartment complexes. Upon arrival at your chosen property, it is very important that all members of your party become familiar with the pool layout, and the depths at each end. If you see that depth markings are not visible please let us know immediately. Children should never be allowed to use the swimming pool unsupervised. Your swimming pool will be maintained regularly during your stay.

The property information on the Portugal Breakaways website shows if your chosen property has a barbecue. If so, it may be fixed or portable and can be fired by gas or charcoal.

Personal service
We want you to have the best possible holiday, relaxed and happy in the knowledge that we are just a telephone call away if you need us. We will give you a 24 hour contact number to use if you want to ask any questions, or if you need our help with a problem.

Personal behaviour
It is a condition of booking with Portugal Breakaways that you and all members of your party behave in a responsible manner in and around your accommodation, and should not cause offence or distress to any third party, including other local residents or staff of the property. Portugal Breakaways and the property owners represented on this website reserve the right to evict any party considered to be behaving in an anti-social manner, or causing malicious damage to their accommodation. If this should occur, your contract with Portugal Breakaways will be terminated immediately and the company will have no further responsibility for you. There will be no refunds under any circumstances.

Right of Entry
Portugal Breakaways reserves the right to enter any property without prior notice should there be any suspicion that any of our Terms and Conditions have been breached and to take whatever action is deemed necessary to protect the interests of the owners and the property.

Your safety
The standards applied to properties appearing on the Portugal Breakaways website are governed by Portuguese regulations. These standards can vary from country to country subject to local interpretation. Whilst occupying your holiday accommodation you are responsible for your own safety and that of other members of your family or group. It is very important to have a good look around your accommodation upon arrival to make sure you are familiar with the position of fire extinguishers, fire blankets and any alarm systems. If you are travelling with children, it is important to identify any potential hazards to them. In particular, children should be supervised at all times when using the swimming pool. If you should notice anything that you consider requires attention, please contact us immediately.

Our liability to you
Please note that we will not be liable for any injury, illness, or death or consequent losses suffered by you or any member of your party, and in all claims of whatever nature we will not be liable where the alleged loss or damage results from any of the following:

  • The fault of the person(s) affected or any member(s) of their party or
  • The fault of a third party not connected with the provision of your Holiday which we could not have predicted or avoided or
  • An event or circumstances which we or the supplier of the service(s) in question could not have predicted or avoided even after taking all reasonable care or
  • The fault of anyone who was not carrying out work for us (generally or in particular) at the time.

If you, or any member of your party suffer death, injury or illness whilst overseas arising out of an activity which does not form part of your holiday arrangements or any excursions arranged through us, we shall at our discretion, offer advice, guidance and assistance but not have any monetary or other liability.

Local noise
In certain areas of popular holiday resorts where there are amenities and attractions intended to create a lively atmosphere, there will be attendant noise. Local authorities are responsible for controlling excessive noise late at night. During the day time, local activities or animals in the area of your property may create occasional noise, even in rural areas.

Building work
In most tourism locations building work or road works appear from time to time. We have no control over these and are not normally given prior warning of them. Should we receive advance notice of building work in the immediate vicinity of your accommodation we will try to advise you of this. However Portugal Breakaways cannot accept any responsibility for building work that may take place in the vicinity of your accommodation during your holiday.

Portugal Breakaways cannot accept liability due to circumstances beyond its control, amounting to ‘force majeure’. This includes war or threat of war, industrial action, terrorist activity, riots, civil strife, natural or nuclear disasters, fire, flood, bad weather conditions and similar events beyond our control.

Should you have cause to complain about any aspect of your holiday, it is always in your best interest to tell us immediately, whilst you are occupying your accommodation. In most cases, we will be able to take action quickly to rectify the matter satisfactorily for you, but we must be allowed the opportunity to do so. If we are not informed of a grievance or complaint during your holiday, we will not accept any responsibility for it at a later date. Should you wish to pursue a complaint with Portugal Breakaways after your return home, you must put the complaint to us in writing no later than 28 days after the end of your holiday with us.

Data Protection
Portugal Breakaways will not at any time pass on your personal details to any third party with the exception of law enforcement authorities if required to do so. We will always take all reasonable precautions to ensure that your personal information remains private.
